Trying to sell your home by yourself (For Sale By Owner) can be a daunting task. Here are 5 mistakes to avoid that will ensure you will sell your house much faster:

1. Over Pricing The House

We would all love to get the highest price possible for our property, but in reality this does not happen very often. All you are really doing by starting out with a high price is turning off potential buyers. It really doesn’t matter that you just spent money updating the bathrooms and the kitchen. If other similar houses in the neighborhood are not updated and selling in a certain price range, it is highly unlikely that buyers are going to be willing to pay the extra for yours, especially if they are buying it as a rental. Be realistic and don’t scare off perfectly good buyers with an emotionally high price. Search your property address on Zillow to get a rough estimate of how much it is worth and how much similar properties sold for.

2. Thinking That a Sign In The Front Yard Will Get The Property Sold

You have to be prepared to do marketing if you want to sell your property (for sale by owner). Not to say that it is impossible for someone to see your sign and make you a reasonable offer, but you are missing out on a huge chunk of potential buyers if you don’t spend time, energy and money on marketing outside of your neighborhood. This could lead to selling your house faster and/or getting a higher price.

Consider listing your property on websites like Craigslist , Forsalebyowner.com. These sites will put your property in front of people who are actively looking to buy.

A strategy that I would highly recommend in today’s world would be to do some advertising on Facebook. Facebook is the largest social network in the world with over 1.4 billion active users. This platform is extremely powerful in that you can specifically target by location and specific demographics. For example you could easily target people who like Home Depot that live within a 10 mile radius of your property. If you are not that familiar with the platform, there are tons of videos on YouTube to show you how.

These are just a few ideas, but be creative and don’t just rely on the sign.

3. Signing a Contract With An Unqualified Buyer

Another mistake to avoid is accepting offers from unqualified buyers. This will just waste your time, especially if you want to sell the house quickly. You will have to start the process from scratch if someone is unable to close on the property. To avoid this, ask the potential buyer to contact a lender and get pre-qualified before accepting any offers. You can also verify this yourself with the lender if you are unsure.

4. Use Poor Quality Pictures

5. Not Preparing The Property For Sale

This should be common sense, but it occurs very often. If you are trying to sell your house, PLEASE ensure that repairs are done and problems fixed before trying to sell. There is no bigger turn off to a buyer than walking into the kitchen or bathroom and realizing that there are plumbing issues or a section of the roof is falling apart.
